Contractor on a property: how to join and hand over a stage

Updated 26 October 2026 · based on: Doma app screens and the in-app guide (“Join a property by invitation”, “Check off a completed stage item”, “Add a photo to an item”, “Review and acceptance of work”, “Who can see the budget”, “Working offline and syncing”), as of 26 October 2026

If you've been invited to a property, install the Doma app, log in by email and open the link from the invitation - the app will offer to join. If you only have a code: Profile → “Property members” → “I have a code” → enter the code → “Join”. After that everything happens on the “Stages” tab: you check off completed items, attach photos and tap “Send for review”. The work is reviewed by the designer, or by the owner if there is no designer on the property.

Step 1. Log in

You can't join a property without logging in. Login is by email, no password needed:

  1. Profile → “Log in”.
  2. Enter an email at a Russian service - Yandex, Mail.ru or Rambler, tick the consent box and tap “Get code”.
  3. Enter the 6-digit code from the email.

Logging in with a phone number is temporarily unavailable - log in by email. If the email hasn't arrived, check “Spam”; more in How to log in to the Doma app.

Check the role in your account: Profile → the “Settings” gear → “Role in the app” → “Contractor/foreman”. An invitation code is issued for a specific role: a contractor can't join with a code meant for a designer.

Step 2. Join the property

  • By link. Open the link from the invitation - the app opens by itself and offers to join.
  • By code. Profile → “Property members” → “I have a code” → enter the code → “Join”.

The code is single-use and valid for 7 days. If the app says there is no such invitation, it's already been used or it has expired, ask the owner or designer for a new code. After joining, the property appears in the “My properties” list.

A contractor doesn't have to pay to take part: the property runs on the best plan among its members.

What a contractor sees and doesn't see

  • Sees: the renovation route and all stages with their items, Master Kistya's stage tips, comments on items, the property's documents and photos.
  • Doesn't see: the budget, expenses, receipts and total budget. A contractor has no “Budget” tab, and property expenses never reach their phone - that's by design.
  • Doesn't change: the route and the survey - the owner and designer edit them.
  • Doesn't invite: on a property a contractor was invited to, they can't invite other members. The tiler, electrician and other contractors are invited by the owner or designer - with the same “Contractor/foreman” role.

Step 3. Check off what's done

  1. “Stages” tab → open the stage.
  2. Tap the circle to the left of the completed item.

A contractor's check gets “Awaiting review” and doesn't count as done until the designer or owner accepts it. Accepted work can't be unchecked - it stays in the property history. More about checks is in Stages and checks.

Step 4. Photograph the work, especially hidden work

The item card has a “Photo records” block: “Camera” opens the camera, “From gallery” picks existing photos.

Hidden work - pipes, cables, insulation, waterproofing, framing - is photographed before it's covered. Stages have “Record the result” and “Photograph…” items for this, before the screed, plaster and boarding. How to take photos that will be useful:

  • each wall in full;
  • a tape measure from the floor or a corner in the shot;
  • label the room;
  • for a pressure test, the gauge at the start and at the end of the test.

Photos of an item sent for review or accepted can't be deleted: they are proof of your work. What exactly to photograph at each stage is in Photos of hidden work.

Step 5. Send the stage for review

When the stage items are checked off and photos attached, tap “Send for review” in the “Work review” card at the top of the stage and confirm. The designer or owner gets a notification.

Then there are two possible outcomes:

  • The work is accepted. The checked items become done, the stage is accepted.
  • There are remarks. The card changes to “The designer has remarks” or “The client has remarks”, and the remark appears on the stage. Fix it, attach new photos and tap “Send again”.

How the designer and owner see the review is in Review and acceptance of work.

Comments on items

A question about a specific item is easiest to ask right next to it: “Stages” tab → stage → “Comment”. Property members will see the comment. Item comments work when one of the members has the “Team” or “Team PRO” plan.

No connection on site

The app works offline: checks and photos are saved on your phone and sent to the server once you're back online. If the client doesn't see your changes, one of you needs a connection and the app open.

A contractor's first-day checklist

  • Logged in by email, the account role is “Contractor/foreman”.
  • Joined the property by link or code.
  • The property is open from “My properties”, the route is on the “Stages” tab.
  • It's clear who reviews the work - the designer or the owner.
  • Hidden work is photographed before it's covered, with a tape measure in the shot.
  • The stage is sent for review once all items are checked and photos attached.
