“Inspector” and “Viewer” roles: how to show the renovation without edit rights
There's currently no separate view-only role in the app: the “Inspector” and “Viewer” roles were removed on 13 October 2026, and you can't invite anyone with them. Invitations now offer “Contractor/foreman” and “Designer”. To show the renovation to a relative without letting them change anything, use files: export the property passport to PDF, the budget to Excel, and send the photos and documents you need. Or show the property from your own phone or in the web version on a big screen. Anyone invited as an inspector or viewer earlier stays on the property and can only view.
What changed
Previously you could invite:
- an inspector - they checked the work and could only view;
- a viewer - they could only view; this role was given to people close to the owner, such as a relative or an investor.
Now you can't invite an inspector, technical supervisor or viewer. An old invitation code for such a role doesn't work: if someone enters it, they need a new code for one of the current roles.
If such members are already on the property
- They stay in the “Property members” list and can only view: they can't check items or add photos, tasks or expenses. The app puts it this way: other members make the changes.
- A viewer sees what they saw before, including the budget: expenses, receipts and the total.
- An inspector doesn't see the budget - they checked the work, not the money.
- The owner and the designer can remove them: “Profile” → “Property members” → press and hold the name → “Remove from property” → “Remove”. The person loses access, and their earlier comments stay in the property's history.
What it looks like for an earlier member
An inspector or viewer opens the property as before: stages, photos, documents, tasks. On the property's screens the app reminds them of their role - “Viewer” or “Inspector” - and that other members make the changes. They have no “+ Add” buttons, and the task calendar in the web version is labelled “View only - tasks can't be checked off”. If such a member asks for something to be corrected, do it yourself or agree who on the team will make the change.
How to show the renovation without edit rights
As files
- Property passport as PDF. “Documents” → “Property passport export” → “Export to PDF”: the property's figures, finishes, stages and documents in one table, and the PDF also includes receipt photos, up to 24. You can remove an extra row before exporting. If the phone app has no PDF button, update the app or export the PDF in the web version.
- Budget as Excel. The “Excel” button on the “Budget” tab: the total, the amount spent, categories and expenses by month.
- Individual photos and documents. On the “Documents” tab, tap a file: on a phone it opens in a window from which you can send it; in the web version - in a new browser tab.
A file is a snapshot as of the export date. If a relative wants to follow the renovation, export again, for example after each accepted stage.
From your screen
Open the property in the app or in the web version on a computer and show it. Don't give others your login or the codes from your emails: whoever is logged in to your account can change everything you can.
If you need a technical supervisor or an expert
A specialist who checks the work can be invited with the “Contractor/foreman” role. Keep in mind what that means:
- they see the route, stages, items, photos, documents and tasks, but not the budget;
- they can check items and add photos, but their checks get “Awaiting review” and don't count as done until the designer or owner accepts them;
- remarks are handy as comments on items, if comments work on the property's plan (“Team” and “Team PRO”).
Put the specialist's report, acts and test records into the property's “Documents” - all members will see them. How to check the work yourself is in How to accept work from the crew stage by stage.
Why not invite a relative as a designer
“Designer” isn't a viewing role. A designer sees the budget, changes the route and the survey, accepts contractors' work and invites other members. If a relative only needs to look, there's no reason to give them those rights. What each role can do is in Members and roles on a property, and who sees the money is in Who can see the budget.
What to do if
- “The code didn't work” for an old invitation. A code for the inspector or viewer role no longer works. Decide whether the person needs the “Contractor/foreman” role, or show them the property as files.
- A viewer sees the budget and you don't want that. Remove them from the property: press and hold the name → “Remove from property”.
- You need a view-only role. There isn't one right now. If you need it, write to us using the feedback form at the bottom of the knowledge base home page - that's how we learn what's missing.
Checklist
- Checked whether the property has earlier inspectors and viewers and whether they're still needed.
- The relative got the property passport PDF or the photos they need, not access to the account.
- The technical supervisor is invited as “Contractor/foreman”, and the owner or designer reviews their checks.
- Specialists' reports are in “Documents”.
